Is with Oceanview Services Ltd. When you make a booking you guarantee that you have the authority to accept, and do accept, for and on behalf of all your party members, the terms of these booking conditions. We require a signed booking form or an on-line booking form showing all requested details for all the people in your party. A contract will exist between yourself and Oceanview Services Ltd. upon the issue our confirmation invoice. With an on-line booking a contract will exist when the booking is received via our computer system and your booking reference number is issued.
 
 
 

We are a wholly independently owned company; all the villas on offer on our site are owned by private individuals. In the event of the required villa becoming unavailable, through no fault of our own all deposits will be reimbursed in full or a suitable alternative villa may be offered. No Compensation will be offered by Oceanview.

 
 
 

When you confirm your booking, we require a non refundable € 99.00 deposit. The full balance of your Villa can be paid in two ways.

1/. At any time by debit/credit card, this will incur a charge of 3% of the total 

2/. The balance can be paid on arrival in cash Euros only.

Our Villas are made available for letting on the understanding that the property will be left clean and tidy at the time of checkout and all personal waste must be removed from them.

if you move any furniture around the villa you must return it when you vacate failure to do so will result in a €100 charge

All villas operate a strict NO SMOKING policy.  Should we need to clean curtains etc. to remove cigarette smell or paint walls etc. after your departure, you will be charged and it will be taken from your Security Deposit.

The Security Deposit for all grades of villas is 300 Euros

and can only be paid by Credit/Debit Card

The Security deposit is fully refundable, however any breakages, damages, renovation work or Cleaning or extra charges as a result of you or a member of your party leaving the villa in an unreasonable state will be charged to this deposit. If the Amount is insufficiently covered by the Security Deposit you give us the authority to debit your Credit/Debit charge Card for the respective amount.

The Security deposit will be Refunded by Credit/Debit card refund, within 14 days of the termination of your rental agreement( vacating the villa)

 
 
 

It is your responsibility to ensure that you and the members of your party do not behave in a way which causes offence or danger to others or which risks damage to property or belonging to others. In such circumstances Oceanview have the right to terminate arrangements made on your behalf, in which case Oceanview responsibility to you ceases immediately and there can be no refunds, no payments of compensation and no reimbursement of any cost or expenses you may occur as a result? Further, you will be liable to reimburse Oceanview for any expenses whatsoever we incur as a result of your behavior.


Single sex parties/groups are not permitted in our villas.

 
 
 

The Use of any Air-Conditioning Units in the villa is included at no extra cost. The units must only be used while you are in the Villa, with all the windows and doors kept closed. Under no circumstances must the units be left on continuously while the Villa is unoccupied. Charges may be levied if this occurs. Should the unit fails to operate, Oceanview can not be held responsible for any loss of use during your vacation but will try to repair or replace the unit a.s.a.p.

 
 
 

Most of our villas can provide 1 Baby Package consisting of Travel cot/high chair at a cost of € 75 p.w. &/or 1 extra travel bed suitable only for kids up to 15 years at a cost of € 85 p.w. Please advise us if this is required.

 
 
 

If, after our confirmation invoice has been issued, you wish to change your travel arrangements in any way, for example your chosen departure date, any possible changes made are subject to availability and we will do our utmost to make these changes, but it may not always be possible. All requests for changes must be made in writing from the person who made the booking,at no time can you change your chosen villa.

 
 
 

You or any member of your party may cancel your booking arrangements at any time. Written notification from the person who made the booking must be received at our office. Since we incur costs in canceling your booking arrangements, you will have to pay the applicable cancellation charges up to the maximum shown.

At Any Time - Loss of full deposit

If you cancel within 120 days to 60 days prior to your arrival date 25% of total villa rent.
If you cancel within 59 days to 30 days prior to your arrival date 50% of total villa rent.
If you cancel within 29 days or less you will be charged the full villa cost.

 
 
 

It is unlikely that we will have to make changes to your travel arrangements, but as we plan the arrangements many months in advance, occasionally we may have to make changes and we reserve the right to do so at anytime. Most of these changes will be minor and we will advise you of them at the earliest possible date.

 
 
 

We reserve the right in any circumstances to cancel your booking arrangements. In the unlikely event that we do have to cancel your holiday, for whatever reason and/or due to circumstances beyond our control (such as breakdown of essential services, Owners cancellation of contract with Oceanview, supply of electricity/gas, blocked drains or the like), we will endeavor to offer you alternative accommodation of a similar or higher standard, subject to availability. If the alternative offered is not acceptable, we require confirmation of this in writing and we will gladly refund the total payments made.

 
 
 

This means that we will not pay you any compensation if we have to cancel or change your travel arrangements in any way because of war, terrorism, riot, industrial dispute, terrorist activity, natural or nuclear disaster, fire, adverse weather conditions or any other unforeseen circumstances that may amount to Force Majeure.

 
 
 

If you have a complaint during your stay please inform us as soon as possible at our Head office in PROTARAS and we will of course endeavor to correct matters promptly. If your complaint is not resolved locally please write to us within 28 days of your return.

Disputes related to this contract that cannot be settled amicably, may be settled through the small claims court. This does not apply to claims relating to physical injury or illness.

In this event we will endeavor to inform you of any changes, once known, but cannot be held responsible for any inaccuracies in our Advertising. Details of the sleeping accommodation are contained in our descriptions. Water and electricity supplies are often not as reliable as in Great Britain, interruptions of supply do occur. We cannot be held responsible for these supplies or any other lack of facilities beyond our reasonable control. Only persons named on the booking form shall be allowed to occupy the accommodation and in no circumstances can the maximum number of persons stated on the website be exceeded. The Company has taken all reasonable care in making the booking arrangements for accommodation offered on the website. All properties are privately owned and Oceanview Services Ltd. is acting as agents for the owners or their representative. Oceanview does not own or operate the airlines or car hire companies. It does not, therefore, accept any liability for death, personal injury, loss, damage or inconvenience from the provision of these holidays, where due to neglect, act or omission of any other company, firm or individual or the employees or the agents thereof.

Oceanview Services Ltd. reserve the right to visit the property at any reasonable time to undertake essential repairs, maintenance, pool cleaning, gardening and house keeping.

 
 
 

Building works and the resulting noise from the site can take place at any time during the year on an adjoining or nearby property and land. If this work is affecting your holiday please report this to us immediately. Obviously this is beyond the control of ourselves, but we will make an effort to have the work stopped if possible. Unfortunately we do not receive advance notice of when building works will begin as they are carried out by third parties over whom we have no control. Whilst we can assure you we will do our best to minimize any inconvenience or interruption to your holiday, we regret that this is a 'Force Majeure' and we can not accept any liability or pay any compensation.

 
 
 

We accept responsibility for ensuring that your booking arrangements, are supplied as described on our website. If any part of your travel arrangements are not provided as promised and this seriously affected the enjoyment of your holiday arrangements, we will offer you a reduction off your next holiday with Oceanview Services Ltd. We accept responsibility for the acts and/or the omissions of our employees, and suppliers, except where they lead to death, injury or illness. Our liability in all cases shall be limited to a maximum of your property rental amount paid.

We accept responsibility for death, injury or illness caused by the negligent acts and/or the omissions of our employees or our suppliers or sub-contractors whilst acting within the scope of, or in the course of their employment in the provision of your booking arrangements. We will accordingly pay you such damages as might have been awarded in such circumstances under Cyprus law.

 
 
 

Cyprus is a Mediterranean island and Oceanview Services Ltd. cannot be held responsible for any discomfort or inconvenience caused by the climate, the particular flora and fauna, barking dogs or sheep bells or anything else reasonably expected to exist in the natural environment in which some of the properties are situated.

 
 
 

All guests are required to vacate their Villa by 1000 hours(10am)

On the day of your departure to facilitate cleaning and servicing prior to incoming guest's arrival. Failure to Vacate the Villa by 10am will result in a charge of €150 for the first Hour and a further  €100 for each hour therafter being taken, from firstly your Security Deposit or Secondly your Credit/Debit Card.

You may occupy your Villa from 1700 hours (5pm) Local Time.
